Skiff Landing Condominium Association, Inc. Rules and Regulations (Revised May 19, 2005)

  1. Sidewalks, entrances, steps, walkways, and front decks of the building shall not be obstructed or used for any other purpose than ingress and egress from the Units.
  2. Disturbing noises and conduct interfering with the rights, enjoyment, safety, or convenience of others are not allowed. Barking dogs should not be left outside unattended during the day.
  3. No signs of any sort shall be erected on the Condominium Property or any Unit without the written consent of the Board of Directors.
  4. Towels, swimsuits, and other clothing or laundry are not permitted to be hung from any railing. No plants shall be placed on the railings.
  5. The swimming pool and gazebo are open from 9:00 a.m. till 10:00 p.m. Children under 12 must be accompanied by an adult. Only persons in proper bathing attire will be permitted in the pool. Guests (maximum three per unit) must be accompanied by the owner or resident. All pool users shall abide by the rules posted at the pool area by the Association.
  6. All dogs belonging to owners, residents, or guests shall be on a leash when outside the buildings. No pets shall be allowed inside the pool fence area. Do not allow dogs to soil any walkways near the mailbox or pool areas. All animal defecation shall be removed by the owner of the animal or a $25 fine will be levied against the violator.
  7. The recreational area may only be used for private parties (consisting of four or more guests) with the prior approval of the Association or its designated agent. The person or persons permitted to use the recreational facilities shall be responsible for cleaning up the area immediately after the party.
  8. All parts of the Condominium Property shall be kept in a clean and sanitary condition. All trash and garbage from a unit is to be put in the dumpsters located on the Condominium Property. Trash shall not be deposited on the outside of the dumpsters under any circumstances. No items other than bagged household trash is to be placed in dumpsters. All other material such as beds, headboards, springs, patio furniture, construction materials, etc. are to be disposed of by the resident and not left beside the dumpster.
  9. Radios and musical instruments shall not be played in any recreational area or any Unit so as to cause a disturbance to other unit owners or occupants.
  10. Each unit is entitled to the use of two parking spaces, one of which will be assigned to each unit and will be painted with the unit’s number, while the other space will remain unmarked on a first come, first serve basis. Residents are advised that this assigned space is for the sole use of that particular unit and they should advise any guests or visitors accordingly. Residents with more than two vehicles should exercise discreet parking habits and respect other owners’ rights. Please remember that parking on any grassed area is prohibited. Vehicles parked on any grassed area will be towed at the owner’s expense.
  11. Occupancy of any unit is limited to single family residences and occupancy by other than occasional overnight guests is prohibited.
  12. The parking or storage of motorcycles, campers, trailers, and other recreational vehicles is prohibited. The parking and storage of boats has been discontinued. Disabled vehicles are prohibited.

  14. Owners are responsible for the conduct of members of their families, guests, and tenants.
  15. Resident must admit exterminator into each unit. Units will be sprayed on the fifteenth of the month unless other arrangements are made in advance.
  16. All curtains and/or draperies must be lined with white or off-white fabric.
  17. LP Gas grills, as well as charcoal grills, are not permitted to be used on the condominium unit balconies due to the fire hazard involved.
  18. In the event that an owner rents his/her unit, he/she releases all rights and privileges to the recreational facilities. The Owners shall provide the Association with (1) the names of their tenants and (2) the name and address of their rental agent, if any.
