RENTAL PAYMENTS: All reservations require a 50% deposit, due within 7 days after booking. Your reservation will be canceled if the deposit is not received by the Deposit Due Date listed above. The balance and security deposit are due 14 days prior to arrival. Forfeiture of deposit and cancellation of reservation will occur if the balance has not been received by Balance Due Date listed above.

CANCELLATION POLICY: If cancellation occurs more than 60 days prior to arrival, you will receive a refund of your deposit, less a $100 charge. If cancellation occurs within 60 days prior to arrival, and the unit is re-rented for the same rental period and price, your deposit, less $100, will be refunded. If the property is re-rented at a lower rental amount, your deposit, less $100 and the difference in rental amount, will be refunded. If the unit is not re-rented, your deposit will not be refunded.

DAMAGES: By signing this agreement, guests agree to be financially responsible for all damages caused, theft and excessive cleaning, as well as all legal fees incurred by owner, as a result of litigation to collect for damages. Please call the owner if you accidentally break something or if you find something missing, so we can have it replaced or repaired as soon as possible.

CHILDREN: Here is our policy on children...We have friends with very young children that we would allow to use this condo in a heartbeat. We also know children that wouldn't be appropriate for this condo. (The same could be said for some adults, too.) The condo is not “kidproofed”. Here's the thing- if children aren't exposed to good things and taught how to take care of things at an early age, then they won't grow up knowing how to treat a house right. (It is the same principal on having art and music exposure in early educational experiences.) Anyway, we want children to have that opportunity. If, however, you think it is okay for your child to actively and aggressively use the sofa, the beds, and the other upholstery in your vacation house as trampolines, than this probably isn't the right rental for you. We want everyone to be comfortable, relaxed, and enjoy himself or herself, but not to the abuse of the condo.

DEPOSIT: A deposit of $300 will be collected as part of this rental agreement. Once it has been confirmed that no damages have resulted and the keys have been returned this deposit will be refunded in its entirety. The deposit will be returned within 7 days of key return. If any damages have been incurred, the Renter will be notified and the repair expense will be deducted from the deposit.

CONDO KEYS: We will mail out keys and directions upon receipt of your final balance.

INDEMNIFICATION: Renters agree to indemnify owner from any liabilities or loss resulting from, or related to, rental of the premises, including but not limited to, any claim or liability for personal injury or damage or loss of property which is made, incurred or sustained by renters or guests of renters.

MAINTENANCE: Renter shall protect and maintain the property including all contents, equipment, kitchen utensils, linens, and appliances in there same condition as at the time of their arrival. If a failure occurs, please call us and we will make every effort to correct the problem in a timely manner.


No more than six (6) persons shall occupy the premises.

Renter must provide a photocopy of his or her driver’s license or other form of identification at the time of the deposit. Renter must be over the age of 24.

No Pets. If a pet is found to be occupying the premises, renter will be asked to vacate the property immediately and the prorated rental fee will be returned after confirmation that the property has sustained no damage.

No smoking inside the condo or on the condo deck. Smoking on the property will result in forfeiture of your complete deposit, plus any additional costs to remove the odors/make any repairs as a result of smoking.

Renter will follow all Condo Association Rules and Regulations.

Renter will have access to our phone for any and all local calls. However, renter will be responsible for any long distance charges that occur during your stay.

Renter will be responsible for the cost of any Pay Per View movies.

Renter will be responsible if utilizing the Computer or Internet a charge of $25.00.

Renter states that he/she has read the terms of this contract and agree with all its terms and conditions.
